Live Green Eco Housing
All new homes built at Lingfield Point will be designed to reduce energy consumption. They will take advantage of wind and solar power, energy generated by Combined Heat & Power CHP systems as well as rainwater harvesting for ‘grey water’ usage.
Homes will be designed to retain warmth in winter and naturally cool in summer keeping energy consumption and costs down.
Construction methods and materials will be designed to be low energy and sustainable. All new homes will be designed with flexibility in mind to allow for a changing population.

Work Green Business Space

Green Travel
There are already over 2000 people working at Lingfield Point. It seems sensible that a proportion of these people should be able to walk to work from new Eco homes built on land previously occupied by redundant factory buildings.
With the opening of the new DETC we will encourage local bus operators to run scheduled bus services through Lingfield Point bringing people from out lying areas to work and servicing the Eco village.
Lingfield Point is ideally situated to allow people to use the new cycle ways along the new road and McMullen Road. Darlington town centre is a pleasant 7 minute cycle ride away.

Water Conservation
Rainwater will either be routed into extensive new waterways or stored as grey water for uses such as flushing WCs or watering plants and trees. This will reduce the drain on mains water supplies during dry spells.

Green Energy
Wind turbines and solar energy systems will be used to generate power at Lingfield Point. This energy will be shared by new homes and businesses and any excess will be sold back to the National Grid reducing the cost of electricity.
By mixing homes, business and leisure at Lingfield Point, a more constant energy usage is created making the use of Combined Heat and Power (CHP) viable.

Any future vision will include extensive public sport and leisure facilities for the Darlington community. The vision will also include green open space, waterways and children’s play areas. A new Eco Corridor will run across the land including waterways and trees to allow wildlife to live and breed successfully without being disturbed by the surrounding community.

In order to create a sustainable Green Travel Plan people working at Lingfield Point would have the opportunity to walk to work by creating an Eco Village around the existing Lingfield Point business community. This idea harks back to the days when employers such as Rowntree and Cadbury built workers villages within walking distance of their factories.
These new homes will be built on brownfield land previously occupied by redundant factory buildings.

A place to Share Memories
Lingfield Point occupies a special place in many local people’s hearts. Many have either worked at Paton and Baldwin’s wool factory or the Rothmans cigarette factory themselves or know somebody who has over the years. Some of the best dances and parties were held at the Beehive Ballroom.
Some of the new homes will be designed to cater for the needs of an aging population and will be flexible to meet people’s needs as they too grow older. New facilities at Lingfield Point could include healthcare facilities, local shops as well a centrally located Community centre or ‘Heart’.
