Looking to the future, Marchday have created their own 10-15 year vision for Lingfield Point – the creation of a ‘sustainable mixed community’ which will become recognised as a highly desirable place to live as well as work.

All new homes built at Lingfield Point will be designed to reduce energy consumption. They will take advantage of wind and solar power, energy generated by Combined Heat & Power (CHP) systems as well as rainwater harvesting for ‘grey water’ usage. Homes will be designed to retain warmth in winter and naturally cool in summer keeping energy consumption and costs down. Construction methods and materials will be designed to be low energy and sustainable. All new homes will be designed with flexibility in mind to allow for a changing population.
Where possible existing buildings will be recycled into new work space. All new work space built at Lingfield Point will take advantage of renewable energy techniques available on site. Work space will be designed to be naturally cool in summer using a thermal stack effect keeping energy consumption and costs down. All new buildings will be designed with flexibility in mind allowing their use to change over the years.
There are already over 2,000 people working at Lingfield Point. It seems sensible that a proportion of these people should be able to walk to work from new Eco homes built on land previously occupied by redundant factory buildings. With the opening of the new DETC we will encourage local bus operators to run scheduled bus services through Lingfield Point bringing people from outlying areas to work and servicing the Eco village. Lingfield Point is ideally situated to allow people to use the new cycle ways along the new road and McMullen Road. Darlington town centre is a pleasant 7 minute cycle ride away.
Rainwater will either be routed into extensive new waterways or stored as grey water for uses such as flushing WCs or watering plants and trees. This will reduce the drain on mains water supplies during dry spells.
Wind turbines and solar energy systems will be used to generate power at Lingfield Point. This energy will be shared by new homes and businesses and any excess will be sold back to the National Grid reducing the cost of electricity. By mixing homes, business and leisure at Lingfield Point, a more constant energy usage is created making the use of Combined Heat & Power (CHP) viable.
Any future vision will include extensive public sport and leisure facilities for the Darlington community. The vision will also include green open space, waterways and children’s play areas. A new Eco Corridor will run across the land including waterways and trees to allow wildlife to live and breed successfully without being disturbed by the surrounding community.
New, flexible low energy homes, green open spaces and controlled traffic movements will make Lingfield Point the ideal place to raise a family. There will be children’s play areas, a nursery and other leisure facilities.
It is important that links are created to existing communities such as nearby Red Hall and Lingfield. These new facilities would be available to the Darlington community as well as any new community at Lingfield Point. This wide usage would help make such amenities truly sustainable.
An element of the new Eco Homes would be made available on an affordable basis to ensure that the benefits are available to all.
In order to create a sustainable Green Travel Plan people working at Lingfield Point would have the opportunity to walk to work by creating an Eco Village around the existing Lingfield Point business community. This idea harks back to the days when employers such as Rowntree and Cadbury built workers villages within walking distance of their factories.
Lingfield Point has the potential to become a nationally recognised flagship mixed sustainable community. Once the 6 month community consultation period is over, the 10-15 year future vision for Lingfield Point should start to become clear. In order for this future to be successful it must have the ideas and input of the people of Darlington. It is your future!
